With the new bill that was signed into law this week, ALL zero down loans will no longer be available as of October 1, 2008. After that date, a minimum down payment of 3.5% will be REQUIRED!
If you were even thinking about making a move into a new home you need to be aware of this new law. In less then 60 days EVERYONE will be required to have a down payment. Many potential homebuyers will be shut out of the market if they do not take advantage of this small remaining time frame.
Many homebuyers are waiting on the sidelines trying to perfectly time the bottom of the market. Unfortunately, it won’t matter to most, as then they will now not have the down payment to qualify for a home now.
On a beginning starter home of only $150,000 the new minimum down payment requirement would be $5,250. On a $250,000 home that minimum down payment requirement would be $8,750!
Most homebuyers do NOT need this down payment now- not until October 1, 2008.

The house we call HOME was not the one we originally wanted to purchase. My wife and I decided to buy our first house together back in 1999. I was a new REALTOR at the time and really wanted a place that we could call home. So when I saw this particular house I knew that my then fiancée, Robyn would love it. So I called her and we went to look at it that night. It was located in a pretty little neighborhood in West Ahwatukee (my fiancée, Robyn was adamant that we stay in Ahwatukee). It had a fountain in front and when you walked in there was a nice sized living room and formal dining room, it was a really good space even if the carpet would need to be replaced sooner rather than later. Even though the galley kitchen was a bit dated it had style. The house had a nice sized pool. a tile fireplace in the family room off the kitchen, and a nice sized master with an attached big master bathroom with the jetted tub we both wanted. It had 2 other nice sized rooms and a laundry area. The house had good bones and we decided that we wanted to go for it.
Of course, back then Phoenix and its surrounding areas were in a very different market and it had only been listed for about 2 weeks. It was in our price range so we decided to write up an offer. So the next day I called to verify where they wanted the offer sent to and it turned out that they had accepted an offer late the night before probably as we were looking at it. We were crushed. We decided to look at some more houses and see if there was anything out there that even came close to that sweet little house we had our heart set on.
Day after day on my now wife’s lunch breaks we would look at the houses in our price range. House after house, day after day and there was always something that just did not feel as right as that house in West Ahwatukee. I think we might have looked at every house in Ahwatukee that was listed in our price range.
Lo and behold, it was Monday morning and I checked to see if there were any new listings. There was one that had been lowered the night before so we decided to go look. Robyn and I pulled up and before even stepping into the house Robyn said to me “This is it”. Gently, I reminded her that we had not even seen the inside. For all we knew, it could be completely trashed. I have to say the neighborhood was beautiful…and I was excited from the outside because it had a three car garage and you know how men are about garages (fyi: the other only had a 2 car) – So we walked in. It was a bigger space than the original house too. This one had 3 bedrooms plus a den, a sunken living room, a beautiful formal dining room and a huge kitchen with a place for a table too. It had a nice family room off the kitchen with a fireplace too. The home had a pool and a spa, it had a laundry room with a sink not just a laundry closet like the other. It had a much bigger master with the jetted tub too. We spent about 20 minutes walking around and in every room Robyn could only say “This is it.”
We put in an offer that day and it got accepted the next. This is the place we call home now almost 10 years later. We give thanks that the other house we so desperately THOUGHT we wanted was already taken. This house became our HOME the day we walked in and has been ever since. Of course, we had a really good REALTOR too.
So I remind myself and my clients as well that things will go the way they are supposed to as long as you are doing everything you need to do.
